The following are the results of speed checks from different apps. Same location way different results. Why?

Routers are there to broadcast wifi, not to act as wireless measurement devices.
Your mobile is better designed for that. It needs to know the signal strength.

You also demonstrate why speedtesting isn't always correct.
Are you testing over wireless?
what band?
How far from router?
what device are you testing with?
firmware on the router?
Modem/gateway you're testing with?

What are these "speed test programs that are available online"?
Many of these rely on connecting to a server somewhere. It is anybody's guess what journey they take to get there. When I want to play with speed tests, I try a bunch of different sites and put the details into a spreadsheet.
If you want to test the speed of your Internet connection, install the Nighthawk app for your phone. This has a built in speed test that uses the link between router and the modem to measure the speed at which the modem talks to the Internet. The wifi connection just manages the test.
As it is, I find it hard to understand the numbers in your first message.
If "Nighthawk" is the Nighthawk app, you are not measuring the wifi speed. (See above.) All of the other measurements have the sort of scatter I'd expect to see with a random set of tests.
Again, if you want more feedback you should answer all of the questions from plemans. They will all effect the performance of your network.
Do you have a particular problem you are trying to fix? Or are you just playing around with seed tests? Nothing wrong with that. I do it all the time. But it is not always the best place to start with troubleshooting.
