Inconsistent Internet speeds and app speedtest won't work

Hi folks,

 

I have ATT 1gbps Fiber in a new home.  All wired for cat6.  I have the router and 2 satellites, and the ATT 210 modem.

My satellites are wired in, router is in my basement, satellites are one floor up on either side of the house (basement location is centered in house).

When it was setup, the Orbi app worked and I could do a speedtest from the app and it was showing me above 900mbps the first day or two, but now when I try to run the speedtest from the app it just fails and tells me to reboot the router, which I have done numerous times.

 

Anyway, I think I have an ATT issue overall with my speed but wanted to ask here.  The ATT Smart HOme app says I'm getting 900+ speeds, but when I plug a laptop into the modem and run a speedtest, I'm getting 200-300 down and up.  I turn around and plug into my orbi router directly and get similar speeds, maybe even a little better.  That is consistent for wired and wireless, but ultimately I'm getting no where near the 1gbps speed.

 

Are there settings in the orbi or modem I should look at?  Because the ATT smart home app says I'm getting the speed I'm paying for, wouldn't plugging directly into the modem and running a speedtest yield similar results?

 

Should I uninstall the orbi app from my phone and reinstall it and see if the speedtest in the app would run? 

 

I have Hulu plus live TV, trying streaming, and with only the TV on the internet, I still get some buffering, would like to solve this.

Your modem already has a built in router here:

Couple of options,
1. Configure the modem for transparent bridge or modem only mode. Then use the Orbi router in router mode. You'll need to contact the ISP for help and information in regards to the modem being bridged correctly.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ/ExposedHost or IP Pass-Through for the IP address the Orbi router gets from the modem. Then you can use the Orbi router in Router mode.
