Orbi Speed Test inaccurate vs hard-wired PC speed test

The modem is att's version of Pace 5268ac. Several customization features have been eliminated to (according to att) support uverse tv. so there is no way to put this modem in passthrough bridge mode.
I have turned off all the radios on the Pace, and the Orbi is the only device plugged into the router other than my IP phone line. When checking connected devices on the Pace, the Orbi router is the only device. The Orbi router is on a static IP address (192.168.1.66) specified on both the Pace and the Orbi. I'm using 10.0.0.2 - 10.0.0.254 as the DCHP range on the Orbi. So all my devices are on 10.0.0.nnn network. I think this is #2 you indicated.
Access controls and Traffic meter are both disabled. I do not see any option for either enabling or disabling speed test, it appears that the speed test setup is merely a display of the latest speed test result. Are you saying that enabling speed test is only available in the initial setup from a factory reset? And you're also saying that I need to have speed test disabled (which is what I understand is used for QoS) to get something that approaches 1gb?
I've tried both wired and wireless for the xbox one.... and have read thousands of posts from people complaining that it does not play well with networks -- some even have the xbox one in the dmz and still get NAT downgrades at odd times from Open to Strict. I don't have any lagging issues with my PS4 or xbox 360, only the xbox one. I would assume, even with the Orbi speed test not being correct that ~500Mb would be just fine for gaming, but since the speed test is inaccurate who knows what is going on.

Please use the IP PassThru feature on the modem for the RBR.

Once speedtest, traffic meter or access controls on the RBR has been engaged, others have reported this may interfer with speeds near 900Mbps. So to effect getting the most accurate test, a factory reset is needed and after getting thru the setup wizard, do not enable or select the built in speed app or the other two features. Go directly to your wired PC and use the speedtest app on the PC to test with the PC thru the RBR and the modem. I would also power cycle the ISP modem OFF for 30 seconds and back on while the RBR is coming back to ready from hitting the reset.

The main issue for xbox or PS consoles is that your in a double NAT condition. Your ISP modem has a built in router already and now you've intro'd another router on the line inbetween the modem and game consoles. Game consoles don't like this. If the modem can't be bridged fully, like the one you have, then the DMZ or IP Pass thru feature of this modem should help elliviate a portion of the NAT issue at the modem and the consoles should see OPEN NAT in this configruation. Also you can set NAT Filter to OPEN if you have more than one game console online at the same time. Well documented information regarding this is here:

I have mine set for OPEN has I have two xbox consoles online at the same time which helps multi player online games that give NAT status to see OPEN NAT for this kind of configuration.
