Using the Spectrum "No Brand Listed" modem model # E31T2V1
I believe it is the newer one with the Broadcom chip, as there appeared to be 4 manufacturers of it

Armor, Circle apps enabled?
What happens if you directly connect your wired PC to the modem? Speeds good here?

Once you get it updated, try a facotry reset. Then during the re-install leave traffic monitoring, access control, qos, parental controls, armor all deactivated.
Bacially, once its reset, setup your wireless and internet connection and test it.
You can also hardwire into the modem to ensure you're getting full speeds.

Yes Armor not parental controls.....Great ideas...I will give it all a go once I wrap up work here...I really appreciate it..I will post back this evening with results....

So parts to update.
1. The app says the firmware is up to date and upon looking up on google, as you already mentioned, no it's not...so I need to solve for that.
2. Plugged in my laptop directly to spectrum modem and got 900 down....so it is definitely at the Orbi...
More to come after I figure our the firmware issue

I always look at NGs support site for updated information on FW updates.
Ok, Glad you get to spec speeds at the modem.
Try the update, factory reset the RBR and walk thru the setup wizard. Do no enable Access Controls, Armor, Circle or Traffic meter. Go right in and speed test with Ooklas installable speed test app.
