What WiFi system does your friend have?
Exactly the same as me.
What device is being used to measure speed when connected using WiFi?
- speedtest.net
- fast.com
Which WiFi band is this device connected to? (2.4G or 5G) The web Attached Devices page, the Orbi 'app' Device Manager, or (sometimes) the phone's WiFi settings will display the frequency band and sometimes the WiFi Link Rate.

I agree. 150Mbps is much lower than one would expect. It is either (a) the device (phone? laptop? tablet?) or a lot of interference from nearby WiFi systems.
If other WiFi devices show the same level of performance, it might be time to survey the 5G WiFi interference. There are tools that can show how many systems are nearby and what their strength is. The Orbi 'app' has a WiFi Analytics function which show the number of WiFi systems on each channel. Unfortunately, in many countries there are not many choices for users to pick from.

The phone/laptop reports the same speeds so it's not them.
Interference from nearby WiFi systems could be an issue, however, remember that I get the same Wi-Fi speeds if I literally stand right next to the router.There is no WiFi analytics on iOS unfortunately:

If other WiFi systems are impacting the 5G spectrum, then distance from the router is not relevant Every WiFi device looks for an opportunity to use the available frequency. If too many WiFi devices are active, there may not be much spectrum left.
We need someone experienced with "Apple Things" to provide a direction toward more information.

I see your point. Could be other WiFi systems impacting the 5Ghz spectrum.
I had an Archer VR1600v around the house and set that up. I now see speeds of 600Mbps when I am next to the router on the 5Ghz network. Seems like my issue is definitely Orbi related.
