I see your point. Could be other WiFi systems impacting the 5Ghz spectrum.
I had an Archer VR1600v around the house and set that up. I now see speeds of 600Mbps when I am next to the router on the 5Ghz network. Seems like my issue is definitely Orbi related.

I assume you already restarted your clients and took multiple speedtest readings while next to the Orbi router. My wireless speeds change a lot (for unexplained and inconsistent environmental reasons). I look at overall measurements taken over the course of several days.
Play with the Orbi 5Ghz advanced wireless settings (these might be different vs. your Archer). Certainly set the 5Ghz channel, not automatic, and ideally pick one you see not used by other 5Ghz networks (there are free iPhone apps that will tell you what channels are in use). In orbilogin.com website Advanced Wireless Settings, here are some example base settings and you can experiment with turning on/off some of them:
- Enabled WMM
- CTS = 2347
- Preamble = automatic
- Transmit power = 100%
- enabled Daisy-Chain Topology
- enabled Implicit BEAMFORMING
- enabled MU-MIMO
- enabled Fast Roaming

Thanks for your assistance but nothing changed.
Using the spare Archer proves to me it's an issue with the Orbi. Looks like I'll be buying myself a new WiFi 6 router.
