Orbi Slow Wifi Speed with xfinity Gigabit

Hello, 

I upgraded to xfinity gigabit today and have made zero adjustments to my wifi settings.  I am only getting 12 Mbps on my iPhone 7. My iMac is getting 860. 

Access control is off, WMM is off... what else am I missing.  Nothing has been updated.   Any help is appreciated.

    Factory reset the Orbi. Did all of this with the new modem off. Now getting 300+ Mbps on these.

    What Firmware is currently loaded?
    What is the Mfr and model# of the ISP modem the NG router is connected too?

     

    Try enabling Beamforming and WMM. Under Advanced Tab/Advanced Settings/Wireless Settings.

      Brand New Motorola MB8600.  DOCSIS 3.1 

       

      Firmware V 2.3.5.30

       

      Enabled WMM and Beamforming.  Waited a few miniutes and still getting only 12 Mbps download and getting 20Mbps upload.

        And the ping is 8ms on my iPhone 7 when running speedtest through the speedtest app
