Modem Combo Units:
Couple of options,
1. Configure the modem for transparent bridge mode. Then use the Orbi router in router mode.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ for the IP address the Orbi router gets from the modem. Then you can use the Orbi router in Router mode.
3. Or disable all wifi radios on the modem and connect the Orbi router to the modem, LAN to LAN and configure AP mode on the Orbi router.

My Orbi arrived on Tuesday and I had it up and running in pretty short order! Works very well and as expected. For now I have it in AP mode connected to my FiOS Quantum router. It bothers me that I can't use the Orbi router and have to send all the traffic to/from the FiOS router. The bulk of my transmissions are on the LAN among 12 wifi security cams. I will look into bridging the FiOS as suggested above but for now I'll leave it in AP mode. I have 23 - 28 devices attached.
Regarding the penetration of the cement siding, it is working pretty well. However, I still have to two cams in front of house that struggle to get through so I put back the TP-Link RE450 AC1750 as an extender for these two devices. Working well. I will look into moving the Orbi router but I have limited choices at this point.
Next, I want to look at implicit Beam Forming, MU-MIMO and Fast Roaming. Not sure how these will impact my cams.
