Just to follow-up/close this issue, I went and bought a competitors router. Plugged it in, launched the app, found the router right away. The app and all it's features seem to work as explained on the box.

Well, that's great. You're clearly luckier than I was. I tried my Samsung S6 Tab, an A71, an S22+ and an iPhone.
The best I ever got was that it recognized it but said it was unreachable. Notice the top item. Has a green button that would make you think it was all good, but no. Tap that item and all you got was the screen shown below (Unreachable).
And let me clarify again. All devices were getting an IP address from the device or were plugged in via Ethernet. Web access was immediate and showed no signs of problem connectivity. The ONLY item that refused to connect to the router was the Nighthawk app.

Try enabling Anywhere Access. Mine was enabled when I got logged into it. You may need to factory reset the router and walk thru the setup routine again using the NH app.
