Currently in router mode, with DHCP disabled, as my ISP router assigning IP address.

I fear that cannot work. The modern Orbi series expects devices on the Guest WiFi network to have IP addresses in a different IP subnet than the primary and IoT networks. The DHCP request made by devices connected to the Guest WiFi will not be transmitted through the WAN interface.
A quick check would be to look at the Attached devices display and see what IP address is assigned to devices connected to the Guest WiFi network.

When I had DHCP enabled on the RBR I had IP conflicts, as my ISP router and the RBR, where both assigning IP addresses, and some of my smart devices i.e smart blind hub would not connect to the internet, once I disabled DHCP on the RBR then everything worked fine. Apart from the guest network. I have nothing plugged into the WAN 10G ports , on the RBR, the only ports I am using on the RBR, are the 2.5. So are you saying I need to enable AP on the RBR. I am only going by what settings I had on my TP link Archer c7 1750 V2.

That shouldn't happen if the ISP router and the RBR are both routing, assuming you set it up correctly.

Are you confusing WAN and LAN? There is only one WAN ("internet") port. The other ports are all LAN.
A LAN port on the ISP router needs to be connected to the RBR 10G WAN port (labeled internet on the back of the 970). Connecting it to an RBR LAN port will result in the IP address conflicts you are seeing (among other problems). This is a multigig port, so no issues if the ISP router LAN port is slower than 10G.
You should connect it that way whether you are using AP mode or router mode in the 970.

You can use either mode. If you use router mode, then you would have a double-NAT configuration - which does have some drawbacks. But likely you were using it before with the TP link router with no problems. FWIW, I use double-NAT myself.
AP mode would avoid those potential drawbacks - so if you don't need the Orbi features that only work in routing mode (VPN, DDNS, etc), then I'd suggest going with that.

So in order for me to change from routing mode to AP mode I would need to put the RBR in AP mode, Unplug the ethernet 2.5G Lan port and plug into WAN port on RBR. On my old TP link router I didn't mess about with NAT, just disabled the DHCP, and let my ISP router assign the IP's.
I didn't use the WAN port either on my old TP link on my router, everything was plugged on the LAN ports. But if I wanted to turn the TP router into a AP, I would've needed to plug Ethernet cable from switch into WAN ort on TP link.
The reason I brought these Orbi 970, was to replace my old TP Link router which was roughly 12 years old. And because I have upped my Internet speed to 2Gbps from 1Gbps, the TP link was no longer viable. The TP link was used as an Extender/AP in the rest of the house, So now I have replaced the TP link with these 2 Orbis I get better speeds, jump from 70Mbps to 700Mbps even though my WIFI devices aren't WIFI 7 compatible, so only using WIFI 6. I placed the router in the living room with a wired backhaul, and the Orbi satellite is placed upstairs wireless.
