So when configuring static IP addresses ON devices, the IP address gets set ON the device, ie. RBR. Also this IP address needs to reside out side of the host router default IP address pool range, not with in it. And do not set a IP address reservation for same IP address on the host router. Static IP addresses only are set ON the devcie and not the host router. This is normal and standard networking practice.
This was noted in the linked configuration article about AP mode.
Distances between RBR and RBS should be 30 feet starting, nothing less.
Make sure the RBRs WAN port is used to connect to the main host routers LAN port for AP mode.
Since the Orbi system is on the same subnet as the host router, you can connect some other devices to the main host router, this is acutally preferred for most of your devices. Then use the Orbi LAN ports as needed for maybe some additional remote connections in those areas. Should be noted that for any Ethernet connected RBS should you seek this connection, the RBS need to be ethernet connected behind the RBR, and not at the host router.

AP Mode + Orbi Mesh = crippled features
Orbi systems generally work best in Router mode, where the dedicated 6GHz/5GHz backhaul is properly managed. In AP mode, you lose a lot of the “mesh intelligence” — the satellites may be falling back to weak WiFi backhaul instead of using the optimal band. That explains the buffering, disconnects, and why the GUI is sluggish.
