Configure Nighthawk CM2050V with GS305EP switch and 3 WAX610 wireless access points
I plan on replacing my rented Xfinity cable modem with a Nighthawk CM2050V. Since the CM2050V doesn't have a wifi router built in, do I need to purchase a wifi router or a regular router to work with...

Yes, something router. You don't have to have a wireless router combo, a wired only router will work.
NG used to have router only models. I think they moved to firewall appliaces that would work for you as well if you don't want a wireless combo unit. Only other wired only router I know of is the Ubiquity Edge Router X mode.
