What rental unit did you have?
Reason I ask is comcast has been renting out there XB7/XB8 units which are multigigabit Docsis 3.1 AX units.
The C7000 isn't even a docsis 3.1 device. Its an AC1900 docsis 3.0 device. A last generation AC router.
The speeds you're getting from it are about what you'll get with that combo unit.
Its not an apples to apples comparison as the equivalent combo device to compare the XB7/XB8 to is netgears CAX80.
That would get those speeds and is a same generation comparison.
also, link speed isn't the same as throughput speed and 2.4ghz is a slow network. You won't hit 800mbps over 2.4ghz or even get close. To read more about realistic expectations over wireless, this is a well written article. https://www.duckware.com/tech/wifi-in-the-us.html
