If the downgrade doesn't work, the only other thing I'd have you try is a different router. Maybe see if it works fine at a friends, neighbors, family members router. Or even an old router if you have one.
The router is still the backbone of the system. If its still whats causing the issue (and isp supplied routers aren't known for stellar performance/features), nothing we change on the extender is going to help.

The downgrade did not work.
I have not tried yet with another router, but I connected another extender (of another brand) to the same router and that one seems to work fine.
Does this help with the diagnosis of the issue?

Not really.
It could still be the router having issues with netgear or it could be the extender just being bad. Its why I'd try it with another router.
