Cannot setup Obi 2200
I bought this a year ago and due to COVID and general life things I never got around to setting this up. Now I desperately need it as one half of the house is pretty much zero WiFi. Every time I unplug and replug everything the app says it cannot detect the Orbi despite my phone already being connected to it. The router and modem are 100% fine as they’ve been replaced recently and I have no idea what to do as apparently these people provide 0 help after a certain amount of time.

Your footer says you have the CBR40. That is a Cable Modem Router. If so, how are you getting the Internet without this modem?
The "Orbi 2200" in your subject is no help in pinning down the model number of your device.

If you really do own the CBR40, then you may need some special configuration. Or you just have something that isn't going to work with your existing kit.

Feed in your model number and check the documentation for your hardware.
That page will also have any software, firmware and drivers for your device, if they exist.
Look for the model number on the label on the device.
