R7800 - Very slow download speeds
Having issues with much slower than expected download speeds. My internet service (Xfinity cable) is in theory 1.1 Gbps down. Hardwired devices are getting about 500 Mbps. Download speed on 5 ghz Wi-Fi is 25-50 Mbps, and 10-20 Mbps on 2.4 ghz. These speeds are while standing directly next to the router. Router is on the latest firmware. Modem is Hitron CODA56. Tested on multiple iphone and macbooks using fast.com and speedtest by Ookla. Interestingly, the speed test within the Nighthawk app shows 500 Mbps but I am not getting anywhere close to those speeds in practice. Have had issues with streaming, video calls, etc. being very low quality and buffering.

Try disabling the following and see:
Armor, IPv6, Smart Parental Controls or Circle, QoS, Traffic Meter.Be sure to disable any MAC Address randomizers on phones and pads while at home:

Don't enable any of the features mentioned above.
Enable any Beamforming or MIMO features on the router under Advanced tab/Advanced Wireless if seen there.
Be sure your using a good quality LAN cable between the modem and router. CAT6 is recommended.
Be sure to try a speed test with a wired PC connected directly to the ISP modem with out the router connected.
Wired speeds you should see around 900Mpbs, wireless you'll seen only around 300-500Mpbs on 5Ghz AC with this router and depending on Wi-Fi device support and design as well.

Thanks for your reply. Where would I find Armor, Smart Parental Controls, Circle, and QoS? IPv6 and Traffic Meter are off.
MIMO / Beamforming is enabled.
Speedtest with hardwired connection is getting to 500 mbps. Any ideas why the speedtest in the Nighthawk app is getting 500, but fast.com and ookla are showing much lower on wireless devices? Do you recommend using Smart Connect? It's currently disabled. I ran a channel scan on Mac Wireless Diagnostics and switched to the recommended channels on both wifi bands, but it didn't make a difference. Also noticed that the 'best channels' changed upon re-scanning after changing what channels I was on.

Armor, SPC/Circle are with in the NH mobile app, if you have those subscriptions.
QoS is on the routers web page. Check mark remove to disable this feature and apply.
Yes enable Smart connect.
Try using manual channels for 5Ghz, try channel 40 first, then check a higher channel, say 149?
You might give a factory reset and setup scratch a try as well.
Ooklas installable speed test app on the PC should have good results near 900Mpbs. Wireless maybe a slower however should seen more then that your getting currently. Speed test app on a wireless device will check speed between the device and router to the speed test point.
