Is it a Business Edition or Pioneer? The Business Edition has a 5 year warranty, the Pioneer has a 3 year warranty.
1. Increasing fan noise is generally caused by roughness in the bearings, and it will only get worse, not better until it goes totally quiet when it quits.
2. The fan should be easy to replace if you can find one of the same size, RPM range and with a similar power connector. In 2009, the data sheet for the Pro BE listed a 120MM fan as an available spare part.
If your unit is still under warranty, you should open an online technical support case. They may choose to replace the entire chassis.
