Orbi Speedtest reports 900mbps, but PS4 connection via LAN is poor
Okay, so I use Optimum as my ISP, and I pay for 1 GB internet. I have a Netgear Nighthawk CM1200 as my modem, and Orbi as my mesh network (RBR50 as my router, and 2 satellites). I work and game from the 3rd floor, so I can understand if the speed and connectivity via wi-fi isn't always perfect up there. However, I've even brought my PS4 right next to the router and modem, plugged in via ethernet (cat6) into the router, and I'm still only getting like 100mbps up (10-20 down). I've tried all the different LAN settings (Cloudflare DNS), opening up the recommended ports that PS recommends, etc. The Orbi speed test says I'm getting 900mbps+, but the PS4 is nowhere close to that. My phone and laptops all get much higher than my ps4 even via wifi (300-500mbps).
I'm at my wits' end at this point. I'm clearly getting the speed from the ISP, the modem is passing that speed to the router if the speedtest is reading at 900+. The PS4 is lightly used and has no issue with overheating or anything like that. I'm at a loss. Please help!!!

Can you try different Ethernet cables between PS4 and Router?
Also, look closely at the actual Ethernet jacks on the PS4 and Router. Do all 8 tiny gold wires inside the jack look correct?
Is there any other 'wired' device that can be connected? (laptop? desktop?)

Do you know of any issues specifically between Orbi and PS4? I am really at a loss...
Do other wired PCs or Laptops get near 900Mpbs while connected at the RBR?
What does the connect rate link speed show on the RBRs web page under Advanced tab/Show Statistics for the PS when connected to the RBR?
Try disabling the following and see:

When I look at "show statistics" for the LAN port plugged in it says 1000M/Full under status. I also tried this for my laptop, and I'm getting slightly better but similar speeds as the PS4 (~230mbps down on speedtest), when the Orbi speedtest is saying 900+ .
Has a factory reset and setup from scratch been performed since last FW update? Recommend setting the default DHCP IP address pool range to the following after applying and a factory reset: 192.168.#.100 to 192.168.#.200.

I would power OFF the ISP modem for 1 minute. Factory reset the Orbi router and power it off. Power ON the ISP modem and let it sync. Then power ON the Orbi router and walk thru the setup wizard again using a wired PC and a web browser.
Press the back reset button for 15 seconds then release.

I have checked Optimum gigabit, and cannot find the "up" speed that is promised. Customers focus primarily on the "down" speed because that affects performance the most.
The reason I ask is that speeds "just under 100Mbps", such as 94-96, are usually an indication that two devices have auto negotiated a connection rate of 100Mbps? As FURRYe38 indicated, this would be shown on the Orbi web interface, Advanced Tab, in the Blue Show Statistics box.

The reason for this is almost always the cable connection, either the cable itself or the jack/plug connections. i.e. a bent wire or a poor crimp on the cable. Even a brand new cable can be faulty.
Of course, if the speed reported is over 100Mbps, then this cannot be the case.
