When is comes to wiring throughout the house, one common problem is something called Auto MDI/MDIX. I have explained here, in a thread similar to yours:

Your issue is very likely because of this. Please have a read at the above thread. It think this will solve it for you.

Thanks for your detailed reply Hopchen, the faceplates in the walls have been wired as "straight through" I have used a cable tester to test between the 2 rooms and the results have come back as ok.
Ive been doing a little more reading into the cables though... In your opinion would it matter what i use between the router - faceplate and the switch ?
I'm currently using straight through patch cables from the router to the faceplate then into the switch. would it make any difference if i were to use crossover cable ?

Hi again,
As you know, the issue is that when you patch your house with cabling, the Auto MDI/MDI-X might have issues working. In that case, you need ensure you are using correct cables for connecting devices.
I would keep it simple. Your house is cabled as straight through. So, do the same between router and faceplate. Use a standard straight through cable. Even do the same between the faceplate and the switch. See if the Auto MDI/MDI-X works (i.e. you see LED activity on the ports). If not, then simply swap the cable between the faceplate and the switch to a cross-over instead.
