Doing a factory reset on my router WNDR4300 with latest firmware solved the issue. Now I am able to get 89MBPS on 5g & 75MBPS on 2g. Thanks a lot.
Did anything ever come out of this? I've got the same issue with a R6200 using a WNR 2000v3 as an AP. OP describes my identical issue.
