Nighthawk R8000 X6 Slow Wifi speed

As above, I have a 900m/b connection but only getting around 500 down, but upload speed is fine at 120m/b. I am with BT and they say I am set at 980 download, but they can only check if I have the BT Hub installed as to what is happening in my home.
I have also bought a nighthawk extender ac2200 and using that as an access point elsewhere in my home. That is wired into the router and giving out 520m/b.
Is there any settings I can check on the router to see if that changes.
I have just done a factory reset on the router as it seems when I do a firmware upgrade, it affects speed dramatically, down to the 200's. If I reboot it temporarily went back up for a few hours, then went back down. The factory reset seems to reslove that though, but still not gettig anywhere near the speeds I should.
My sky box that has a gig switch in it and wired, is getting about the same speeds?

Which sky hub/bt hub do you have?
Many have their own integrated router and it can cause a double nat.
- I don’t use any other sky hub or BT hub for internet. The sky box I refer to is for TV my sky q box?
I don’t have my BT Hub plugged in, hence why BT can’t do a complete check in my home only the line.Something is supplying the R8000 with an internet connection.
What is the r8000 connected to thats acting as a gateway?
