If I read the description correctly, there are two in-house cable runs, both of which terminate in RJ45 jacks at each end.
My suggestion is to invest $20US on a 100ft Cat 6 Ethernet cable (Amazon). This can be used to bypass either (or both) of the in-house cable runs to see if one of them is responsible. Often a jack is not terminated perfectly and may have lost a connection over time.
The single biggest difference between 100M Ethernet and 1000M Ethernet is that 100M requires only two pairs of wire and 1000M requires all four pairs. Even a single loose wire anywhere along the connection path can cause the devices on each end to drop to 100M.

Yes, I have 2 in-house cables, linked with a small external RJ45 in my electrical panel. This is the weird part of my story. I've already tried bypassing them one by one from my electrical panel and the results are... random. I just don't get it...
And my Apple TV has the maximum speed through the same path.

Additional information: the switch seems to be in 1000M at the beginning, the two green lights flash, then go out 2 times and then only one comes back on.

It is a bit frustrating that Netgear chose to omit the status LEDs on the Orbi Ethernet ports. (I can sympathize that many customers prefer not to have blinking lights when electronics are placed in bedrooms, and most of the time the Ethernet ports are not easily visible. But... that's a problem that electrical tape can solve. The only way to observe the connection speed on the router side is through the Orbi web interface, Advanced Tab home page, click the Blue box Show Statistics.
The Orbi router should display the speed of the LAN port that is connected (through the house wiring and patch panel) to the switch as the same speed as the LED's on the switch port:
i.e. Both left and right LEDs solid green on the switch should match 1000M/Full (Gigabit) on the router display.
Left LED green and Right LED off should match 100M/Full (Fast Ethernet)
This appears to be what is happening, correct?
The AppleTV must be a "4K" model, because that is the only model to include a gigabit Ethernet port.
Can you explain more about the comment:
- Connecting the Apple TV directly to the switch: 925Mbps, so the connection seems to be stable and work fine in this case.
I thought from the original post that the Apple TV is already connected to the switch in the Living Room?

Thanks for the information. Yes it's an Apple TV 4K, and to test I connected it directly to the Ethernet without the switch and in this case I had a good throughput.
Anyway, my problem seems solved. For some reason, everything's been working again since yesterday evening, without me doing a thing. However, I did notice some CRC Error Packets on my switch interface. It doesn't seem to be too serious, as I haven't noticed any particular anomaly in use.
