AX6600 and Mitel 5330 stuck in DHCP discovery

AX6600 and Mitel 5330 stuck in DHCP discovery
I have a brand new AX6600 that is up and running great. Unfortunately, my Mitel 5330 phone gets stuck in discovery mode when connected to it. Have a non-router modem from the cable company and the phone works fine when plugged directly into the modem.
What am I missing that is causing the IP phone to get stuck?
