After a bit of digging, I found this in NetGear’s YouTube channel which explained the process for my situation (combined modem/router)

What FW is currently loaded?
What is the Mfr and model# of the ISP modem the NG router is connected too?
What device are you using with the app store?

Firmware version is 2.2.1.210
Modem is a NetGear Nighthawk X4S D7800 and using my iPhone XS to connect to the App Store

Your ISP modem has a built in router I believe. Is the modem in modem mode or router mode?

Yes it does have an inbuilt router and transmitting on 2.4 GHz and 5GHz channels so but cannot see where select either modem or router mode other than disabling the wireless channels ?

Modem Combo Units:
Couple of options,
1. Configure the modem for transparent bridge mode. Then use the Orbi router in router mode. You'll need to contact the ISP for help and information in regards to the modem being bridged correctly.
2. If you can't bridge the modem, disable ALL wifi radios on the modem, configure the modems DMZ for the IP address the Orbi router gets from the modem. Then you can use the Orbi router in Router mode.
3. Or disable all wifi radios on the modem and connect the Orbi router to the modem, configure AP mode on the Orbi router.

Be aware that your ISP modem will effect any other MFr router system you connect. The modem needs to be either bridged or use the DMZ in the modem for any router you connect if it can't be bridged.

Just wanted to say thanks ... I tried your tip on diabling the wiFi on my Modem/Router and setup the Orbi in AP mode (after a bit of frustration) and it all seeems to be working well now
