RAXE500 wifi speeds dropped
I've had a RAXE500 for about a year and in the past two weeks the wifi speeds have dropped off. I did not make any changes to the router in the months prior to the speeds dropping off.
firmware: V1.0.12.96_2.0.45
LAN speed (measured at the port the router plugs into): ~325Mbps
Router LAN speed (wired connection to the router) ~220Mbps
Router 5Ghz wifi speed (fast.com): ~20Mbps
Nighthawk > Wifi Analytics > Home Testing > Test: ~866
Already done:
Power the router off and back on. (throughput unchanged)
Update to current latest firmware (V1.0.12.96_2.0.45). (throughput unchanged)
Factory reset the router after firmware upgrade. (throughput unchanged)
Power the router (again). (throughput unchanged)
Turn off the 2.4Ghz and 6.0Ghz radios (throughput unchanged)
I'm tempted to think the radio hardware itself is failing but I'm looking for suggestions to try before replacing the router.
Turns out a neighbor has a new device on channel 48 (160MHz wide) that is flooding nearby channels. I moved to channel 112 and speeds returned to normal. I don't really want to use a DFS channel but nobody else is in the higher bandwidth so I'll stick with that for now. Side note: I was also able to get better performance by selecting a channel further away (36) and lowering the throughput (channel width) to 1200Mbps, but it still wasn't as good as just moving to a much higher channel.

What is the Mfr and model# of the Internet Service Providers modem/ONT the NG router is connected too?
Be sure your using a good quality LAN cable between the modem and router. CAT6 is recommended.What channels are you using? Auto? Try setting manual channel 1, 6 or 11 on 2.4Ghz and 40 to 48 channel on 5Ghz.
Any Wifi Neighbors near by? If so, how many?Try disabling the following and see:
Armor, Smart Parental Controls or Circle, Traffic Meter.Has a power off for 1 minute then back ON with the ISP modem and router been performed since last update?
Be sure to restart your network in this sequence:
Turn off and unplug modem.
Turn off router and computers.
Plug in and turn on modem. Wait 2 minutes for it to connect.
Turn on the router and wait 2 minutes for it to connect.
Turn on computers and rest of network.Has a factory reset and setup from scratch been performed since last FW update? A complete pull of the power adapters for a period of time after the factory reset then walk thru the setup wizard and setup from scratch with a wired PC and web browser. Recommend setting the default DHCP IP address pool range to the following after applying and a factory reset: 192.168.#.100 to 192.168.#.200.

I pulled the power from the ONT and router and left it off for 15 minutes
-restarted the ONT, connected ethernet directly to it, and measured throughput (530/530Mbps)
-restarted and connected the router to the ONT, measured the router's 1Gbp ethernet throughput (380/530Mbps)
-connected a windows machine (35Mbps/4.5Mbps), mac (20Mbps/3Mbps), and Android phone (20M/4Mbps) to the 5GHz wifi connection.
The router was upgraded to the latest firmware (see OP) then a factory reset performed prior to all of this - I did not restore any router settings.

The router does not feel excessively hot. The fan cycles at reboot, it is not running now.
