For further context, I am trying to open ports 88 and 3074 to open up the NAT TYPE for XBOX LIVE connection that I play on my PC. i.e. Playing multiplayer Forza Horion 4 on PC.
I have already configured my desktop PC to have a static IP of 10.0.0.88.

If you're port forwarding to a Windows machine, you also have to set the network to Private. Any new wireless network defaults to Public and has the firewall blocking incoming ports. Even if your new Orbi has the same SSID as your old wireless it counts as a new network and defaults again to Public.
In Windows, search for "wifi" and go to Wi-Fi Settings. Click on the current network that it shows as Connected, the next Settings screen presents you a Network Profile toggle between Public and Private. Select Private because it's your home network and ports don't need to be blocked.
So even with the modem in modem only mode, the Orbi is using a 10.something IP address? I guess this will work too. Normally Orib would use 192.168.1.1
Well this seems to still refer to the modem being in a "router" mode for either one of these settings.
Are you sure the modem is fully bridge? Reason for asking is that by default, the Orbi RBR uses 192.168.1.1 IF, there is no router in front of the RBR. When you say the RBR is using 10.something, this means the RBR detected there was a up stream router in front of the RBR using the same IP address, 192.168.1.1 so the RBR auto changed the IP address to avoid the conflict, thus 10.something is now being used. Which leads me to think that the modem isn't fully bridged. You still maybe in a doubt NAT condition:
Can you check the RBRs web page on the advanced tab and see if the IP address listed for the internet section is ##.##.###.### or maybe a 192 something address....
TP Link is in Bridge mode and I have turned OFF DHCP.
I've then set up Orbi and it automatically said that it's changing my IP to 10.xx.x.x.x'
Your modem is not fully bridged. IF you setup the Orbi from scratch again and it's using 10.x.x.x then the RBR is detecting that the modem is using 192.168.1.1 and the Orbi is avoiding this conflict by changing to 10.something on the LAN side.
I recommend you contact the Modems mfr and have them help you fully bridge the modem. Maybe try a different modem, like a stand alone modem with out a built in router.
